This project consists of subdividing approximately 26 acres into 93 single family residential lots. This was a challenging site to ensure the earthwork was balanced as well as ensuring no development was to occur with the four wetlands that were present onsite. With the sensitive areas onsite, and lack of access, American Engineering Corporation was still able to obtain the desired lot yield for the client. This project included 4,100 LF of roadway and associated utilities, and took approximately two years to permit and get constructed; which was due mostly to the quick and accurate preliminary plat and engineering plans provided by American Engineering Corporation.
Mira Vista
Jurisdiction: City of Redmond
Client: Euro Craft Construction
This project is the sub-division of 2.8 acres into 9 single-family residences. Due to the proximity of steep slopes and adjacent stream, this project utilized more stringent tree retention requirements than what the City of Redmond would normally require. Even though a large portion of the site was set aside as a Native Growth Protection Area the desired 9 lots were still obtained. This project also required a significant amount of offsite drainage, and pedestrian walk way design to ensure the neighborhood had safe access from the project to the main street which contained local bus routes. Due to exceptional design, creative thinking, and coordination with the contractor, all necessary improvements were installed in accordance with the plat conditions.
Forbes Creek 11
Jurisdiction: City of Kirkland
Client: Chaffey Homes
This 11 lot project in the City of Kirkland was applied for as a Planned Unit Development type of project. Due to the large amount sensitive areas located onsite, American Engineering Corporation had to use extraordinary design practices in order to make all of the utilities and infrastructure fit within the proposed development area. Approximately 500 feet of offsite pedestrian improvements were also designed as part of this project to allow for pedestrian circulation to an existing park and trail system.
Mystic Meadow
Jurisdiction: City of Sammamish
Client: Hooper Construction
This project is the sub division of 4.95 acres into 6 single-family residences. Of the total 4.95 acres, 3.37 acres has been set aside in a Critical Areas Tract to preserve the onsite sensitive areas. Higher tree retention requirements were used in areas not being set aside in the Critical Area Tract to obtain a larger lot yield. This was done using innovative mass grading techniques to ensure trees within the developable area are being saved. Keystone walls along drip lines, matching existing grade, and locating the required recreation space within the project, all played a large part in ensuring the trees would remain unharmed, even after the land development and homes have been completed. American Engineering Corporations ingenious planning, and design made this project successful enabling the project to contain 6 new units.
Canhtan Ta Subdivision
Jurisdiction: City of King County
Client: Cahntan Ta and Va Sam
Located on 2 acres this 16 lot project resides on 25% slopes. The existing grade posed many constraints that limited the ability to meet access and storm drainage requirements. American Engineering Corporation was able to overcome these difficulties by obtaining road variances, off site easements, applying for more stringent detention and water quality standards, and using Small Site Best Management Practices (BMP's) to help control site runoff. Due to our creative thinking and alternative site planning techniques this project is nearing preliminary plat approval after almost 2 years of intense coordination.
