Bonney Lake Town Center

This 51+ acre site is a mixed use project, including commercial and multifamily development. American Engineering Corporation prepared project feasibility for site development, of which the major tenant is Target. This project was constrained by a large creek on the west side of the site. This constraint made grading and storm drainage design difficult. In the end, ecology block walls extending over 20-feet tall were designed and installed to ensure flat building sites for the future tenants of this project. This project had several jurisdictions that needed to be coordinated in order to receive the proper permits for site development.
Fennel Creek Apartments

Spread over 15 acres, this 14 building apartment site consists of 288 units with a common recreation facility containing a pool, spa, and play area. American Engineering Corporation prepared detailed grading, drainage, and utility plans for this project. Even though site conditions and existing grades posed challenges to obtain handicap access, American Engineering Corporation was able to grade the site to obtain handicap access to the necessary buildings.
Tulum Downs

This 1.7 acre project consists of a 39 unit apartment building located just south of the downtown area. Due to the majority of the site being underlain with peat and the need to preserve the on site stream, grading and site design were very challenging. As part of the engineering design, all on site structures had to be evaluated for piles, along with the need to account for soil settlement times. This meant that erosion control plans, site work, structure design and construction monitoring had to be coordinated due to the large span of time required for construction. In the end, state of the art techniques, and creative thinking allowed the Clear and Grade and Utility Permit to be approved.
Ballard Block

Description: This project consisted of developing an entire city block in the Ballard area. The development incorporates two buildings, one being a two story building with retail and services, and the other being a five story building including below ground parking levels, office and administration uses, and an indoor sports and recreation facility. This project required street and pedestrian improvements on all four sides, which posed design difficulties in needing to match existing road grades. Truck turning movements were evaluated to ensure proper site distance was achieved when large delivery vehicles would enter or leave the site. Due to American Engineering Corporation transportation design experience and coordination with the architect and contractor, the required street improvements were able to be constructed while preserving the required handicap access into the buildings and ensuring delivery truck movements met the required turning movement specifications.
Montebello Condos

This project consists of two large buildings containing a total of 18 units, with two detached covered garages and onsite parking. Due to the proximity of high ground water and the soils non-infiltrative characteristics, inventive storm drainage measures were designed and installed to ensure building foot print and parking areas were maximized, while still meeting the flow control requirements set forth by the City. This was done by providing many shallow infiltration galleys within the site, of which all are interconnected with over flows to the City storm drainage system. This allowed for maximum use of the open areas for infiltration. In the end the units were maximized along with the parking and garage areas which met the owners ideal site requirements.
