Answer: Depending on the access, on-site conditions and existing structures the cost for surveying and map production should range from $1,500 to $2,500. In order to prepare a cost proposal for surveying, we ask that you have a legal description, address and tax parcel number for the subject property when you contact us. We will visit the site and prepare a cost proposal at your request, no charge.

Question: How much will it cost to subdivide my property into single-family residential lots? Also, about how long will this process take?

Answer: Depending on the site constraints, the jurisdiction reviewing/approving your proposal and whether you will construct or bond for the roadway and utility improvements, the surveying, engineering and land development costs for a 4 lot short plat could range from $15,000 to $25,000 per lot. The estimated time for subdivision design, preliminary and final approval normally ranges between 18 months and 3 years.

Question: Is the piece of land I am considering to purchase developable?

Answer: This question is very difficult to answer without first knowing more about the site constraints and the intended development. On a one-time "no-charge" basis American Engineering Corporation will meet with you on your site, discuss your development ideas and determine the potential development feasibility. If you are interested in obtaining a written development feasibility analysis, we will prepare the analysis on a time and materials basis. If you are prepared to go ahead with development, we will prepare an engineering services cost proposal for your review.

Question: Why is land development so expensive and the associated permitting take so long?
